BUYER’S INSPECTION

This inspection is a thorough, non-invasive evaluation of a home’s visible and readily accessible areas. An itemized report our findings will be available within 24 hours of the inspection.   • Thermal Imaging – reveals the infrared output of scanned components, allowing us to qualify areas suspected of contributing to moisture intrusion or energy loss

Pre-Listing Inspection

Prior to trying to sell a home, it’s good to know exactly what kind of shape it’s in. This inspection should be scheduled before a listing is made. We’ll inspect the readily accessible areas of your home, informing you of potential defects that we discover. You can then seek out repairs as necessary or simply inform prospective buyers in order to maintain trust after they’ve had the home inspected by another third party.

Loan Draw Inspections

For this inspection, we’ll periodically investigate a construction site to ensure that the terms of the original loan agreement continue to be met. We’ll assess current progress of the build and the materials stored on site, checking to see whether or not the project is staying in line with the budget—helping to protect finances and prevent major setbacks in construction.

New Construction Inspection

This inspection should be scheduled toward the end of construction on a new home. Before the builder’s walkthrough, we’ll analyze the home’s completed structure and installed mechanical systems. If defective areas are found, you’ll have a chance to seek a solution while the builders are still readily available.

New Construction Phase Inspections

This inspection is designed to occur periodically over the course of construction on a new home. We’ll arrive at several critical phases of the build to look for safety hazards, incorrect material usage, or other issues that should be addressed before the builders move on.

Radon Testing

Radon Testing is performed by a state-licensed and insured third-party specialist. Radon is a naturally occurring odorless and invisible gas, making it very difficult to detect. The specialist who performs this service has the necessary training and equipment to obtain a timely and accurate reading of possible radon concentrations inside a home—so you can be certain your prospective investment is unaffected before proceeding with negotiations.

11th Month Warranty Inspection

This inspection should be scheduled before the builder’s 1-year warranty on your new home expires. We’ll thoroughly examine the home for issues that have either emerged since construction was completed or were overlooked. Depending on the terms of your specific warranty, you may not be responsible for the costs associated with necessary repair work.

Commercial Property Inspection

This inspection is designed for commercial properties up to 10,000 square feet in size, including most storefronts, strip malls, and other similar spaces. We will thoroughly evaluate the commercial property, providing you with important information about the condition of most readily accessible areas. This will give you a clear idea of what to expect from an investment so that you’ll have an easier time deciding the next step you take.

Re-Inspections

We recommend scheduling a Re-Inspection for any component that we found to be defective during our initial evaluation of a home. Once the seller of the home has confirmed that the issue is resolved, we’ll return to the property to look over the component in question so that you can have the peace of mind to move forward with negotiations.
